This special tiny house was custom built by Deaf-owned Big Woods Tiny Houses and is the second house to be built for Lost River Vacations. It has two bedrooms, a spacious kitchen, enormous deck, and a HOT TUB.
The Black Oak has a first floor California king bedroom, and a second floor bedroom with a queen bed, as well as a private balcony that is great for coffee and reading. There is an expansive deck, Solo stove, Weber grill, 6 person picnic table, outdoor seating, and hot tub. A pull out couch provides room for two more guests.
There is an approximate 5 minute uphill walk from the parking lot to the house on a dirt path. A cart with wheels is provided for easy transportation of your gear. The first house (Acorn) is slightly visible from the path, and not at all visible from Black Oak.
The kitchen is fully equipped and includes an oven, dishwasher, knives, toaster, and an espresso machine. There is NO television. High speed internet is provided.

Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they'll get back 50%. Otherwise, they won't get a refund. All refunds will have credit card fees / AirBnB fees deducted.
We require a $500 damage deposit. After your stay, the deposit will be charged if there is damage to the premises. We will communicate prior to charging for any damage. The sole exception to this policy is AirBnB guests, and any issues will be arbitrated via that platform for those guests in particular.

This was a quiet, private, and beautiful get away cabin that our whole family enjoyed. My wife and I enjoyed the hot tub while our son was able to make s’mores by the fire. We appreciate how pet friendly is was too. Definitely would recommend and will book again in the future.
Perfect get away in the woods without camping or glamping. Better than both of those experiences to me. Great air-conditioning and kitchen appliances. Complete peace. Hot tub and sauna were both awesome and the driveway was easy to get up with 4WD.
Jane was very response and sent a detailed ( and very helpful) list of recommendations for the area! The house was perfect for our weekend getaway but the sauna.. the sauna was amazing! I’d stay here again just for that! She responded almost immediately to my messages and we have zero complaints.
The tiny house is well furnished and beautiful. Awesome amenities like Sauna, hot tub, espresso machine, big gas grill and fire pit right outside unit. So many thoughtful touches like dimmer switches on all the lights and loved the stringed lights outside the house.
As for the area, it's the most private, off the grid sort of place I've ever been to and I loved it. So many deer, owls, and other cool wildlife. We greatly enjoyed our hike to Cranny Crow overlook at Lost River State Park (host recommended) and did not run into anyone at all the whole trail. All in all, it was an incredible place for a getaway.

The Library and Dog Library were so thoughtful and cute.
Really enjoyed the coffee beans in the Welcome Gift Basket. Smooth, yet strong.
The hot tub was amazing and was used often, especially after hiking The White Oak Trail in the Lost River State Park.
Overall it was cozy, extremely quite, remote and a great way to relax and escape the stressful city life.
Perfect secluded getaway! Place was as described. Driveway is intimidating but really not that bad - we had 4WD and it was no problem (even with a lot of rain). Bed is super comfortable & place has everything you need. Recommendations were great!
We absolutely loved our time in the woods. I would 100% reiterate 4 wheel drive is a must for driveway. Hot tub was incredible on cool days but bring some extra towels if you intend to use frequently. Kitchen was really well stocked and we cooked in nightly. Bring coffee beans and filtered water for coffee machine.

Beautiful cabin and incredibly peaceful getaway. Jane was an exceptional host, extremely responsive and flexible when plans changed with check in times and guided every step of the way as needed. Bring your own food as the guide suggests. If you plan to cook, I suggest bringing all the oils/spices you need with you! I also brought some candles to light which was a nice touch for dinners.
For disc golf enthusiasts, Lost River State Park just down the road has an INSANE disc golf course through the rolling hills. Be prepared to wear boots as you hike while you play - we loved it!
As other reviews mention be prepared for no cell service and somewhat spotty wifi, no TV. Truly a place to unplug and unwind. Thanks again, Jane!

Jane’s cabin was just what we needed for one night. Hot tub was awesome and the fur babies loved the big yard to run and play. Would definitely recommend.
Very nice bnb, super comfortable bed, really nice welcome package with surprisingly delicious granola, coffee in the hot tub each morning surrounded by tranquility with beautiful trees-it was an excellent place to unwind and return to after wedding celebrations.
This is a peaceful getaway. I wish I would have stayed longer.

We loved our stay for a short weekend! There was privacy, peacefulness, and the cabin was everything the description said and more. It was also exceptionally clean and the kitchen was stocked with everything we needed to enjoy all home cooked meals. We only had two of us, but there was room to share with two more people if necessary! The perfect small cabin!

Stayed here for a “mini-moon” for 3 days. Absolutely blown away by how beautiful it was. Truly such a special little place. Our two goldens loved every minute of it with us! So many beautiful pictures and memories ❤️
We had a wonderful time staying in the tiny home. It was secluded away from everything and we were able to spend a weekend recharging in the woods.

The place is just like the pictures! So beautiful! I definitely recommend a 4wd. Our jeep cherokee couldnt make it to the parking lot and it’s a huge hill to hike up with all the belongings. But everything else was as expected, beds is super comfortable!
Fantastic place for a quiet weekend getaway. Everything is perfectly set up and the host provides excellent, detailed instructions to make life as easy as possible.
Overall it was a nice space - just as described. I actually appreciated having the other property close by. While we didn’t meet the other guests, it was comforting to know there were others around since you are very much out in the mountains.
My husband and I brought our dog for a weekend trip. We haven’t ready experienced a mountain trip like this before and this was a great place to try it out. The view from the downstairs bedroom is spectacular and it was very cozy. That was absolutely the best part.
Make sure to prepare for the weather. One of the things that made our trip difficult was unexpected snow - with a high of 70 when we arrived we were very surprised to see 3 inches come in overnight and into the morning. You could really hear the wind howl which we weren’t used to and made it hard for us to sleep. Make sure to bring ear plugs if you’re a light sleeper. Additionally the snow made it difficult and nerve wracking to leave. The driveway to get in is a 15 degree incline/decline so highly recommend a SUV.
Lastly, if you’re bringing a pup it’s worth noting there isn’t a lot of space to walk them that isn’t on an incline or scaling up the mountain side. Our dog is pretty particular and likes to walk a while before doing his business and we were a little surprised at how steep it around was around the house.
Make sure to bring cooking oil and food that doesn’t require a microwave. Everything else is very very well stocked.

Jane’s place was exactly as described. I really like the pet friendly environment such as long leashes, cots, and water bowls set out for them. We visited during February and it was very cold but still a great stay with the fire going and playing board games from the game cabinet when it got too cold. Great unwinding and we enjoyed the very small but beautiful park that’s not even 10 minutes away. We also visited the nearby town which has some really nice shops. Can’t wait to come back and see this area during the summer/fall.
It’s a beautiful house and we enjoyed our stay here with snow surrounded in the woods. Make sure you come with a AWD car when you come when it’s snowing.
Just as pictured! High ceilings, a fully stocked kitchen, and a wonderful espresso machine leave you needing nothing else! Gift bag is a thoughtful touch, that we really enjoyed during our stay. (Tea and granola are delicious!!) Bundle up in the winter/bring slipper as it is a little drafty, but using both heaters satisfies that problem. I recommend going to some of the hiking spots that are suggested on their blog, if you’re into that sort of thing. Although we didn’t use any of the board games they had stocked, I appreciated the thoughtfulness. All in all, a wonderful relaxing getaway for me and my partner.
The BLack Acorn was definitely a Beautiful and serene getaway. We spent New Years here and got engaged. This trip was full of laughter and adventure.Please pay attention to having 4wd This Queens,ny girl under estimated steep lol, Shawn was so helpful though and wouldn’t let us give up… And I’m glad he didn’t, the first night we got there late and like Jane says you will need a flashlight to get the Hse but once you get there she provides a great lantern to use and there are outside lights….. We can’t forget Beautiful Stars to sit under….The second night a rain shower where you could hear the drops like music on the roof… Relaxed by the fire pit Sunday evening and Monday we woke up to a magical Winter wonderland everything coated with white snow….We definitely will be back…. A really great weekend getaway - especially in the Fall with the colorful leaves. This place is truly remote so make sure to bring your own food and a good book. The house is really modern and cozy. When traveling with another couple, be aware that it is very small and there is no sink in the bathroom. This wasn’t an issue for us, but something to be aware of. Really loved our time here!
A very clean, cozy and stylish house in the quiet of the forest. We had a very relaxing time enjoying the crisp fall air and beautiful leaves from the porch and soaking in the hot tub. The kitchen had excellent appliances and we loved cooking all our meals here. Our pets also had a great time and we were grateful that this place accommodated them.
The hosts were great communicators, sending really clear instructions and thoughtful guidance on great hikes and other things to do in the area, as well as responding instantly to questions.
The place was better than we expected and we highly recommend this to couples wanting a retreat.
We loved the seclusion and simple decorations of The Black Oak. The bed was incredibly comfortable, inviting, and huge! The peace and solitude were exactly what we needed. We will be back!

Our weekend stay at the Black Oak was nothing short of amazing. A quiet, peaceful, super CLEAN, & comfortable place to unwind for the weekend with our dogs. We enjoyed our first night out by the fire & had a perfect view of the stars (even saw a shooting star). The welcome kit with s’mores, granola, and pancake mix was so kind and made for such great treats.
Not only was the home well equipped for us, but for the dogs also. The pups enjoyed many hikes on the property and many naps on the porch. As if the weekend couldn’t get any better, Mother Nature brought in a storm to end our last night. The sound of the rain on the metal (or aluminum?) roof of the home was so peaceful to put us right to sleep in the incredibly cozy beds. And when we weren’t relaxing, the aesthetic of the home made for some awesome opportunities for photo worthy memories that we will keep forever!
We will definitely be returning to Lost River Vacations, possibly even trying out other rentals that are offered. (And we plan to stay longer this time, too!). Thank you!
We loved staying at the Black Acorn. It was all we imagined and more. Our children loved the home. We made S'mores at the Fire Pit and saw the most amazing stars late at night. Owners were so receptive with communication. Directions sent prior to our arrival were perfect and very detailed oriented. Amazing location. We will visit again the next time we are in Lost River.

The cabin was a wonderful space and we managed to fit 3 couples and baby in it for three nights without too much squeezing. The deck was an amazing place to eat and hang out and we loved the hot tub. The lost River state park is a great nearby day destination. We look forward to coming back in the fall!

My husband and I stayed at the Black Oak house for a week, and we loved every second of it. The view from the deck is great, the beds are super cozy and the amount of stars you can see at night is fantastic! We made sure to venture out to Luray caverns, and the Cave Ridge winery, both about an hour drive from the house. We also spent time at Lost River State Park, hiking and even horseback riding! Cant recommend this place enough.
Word to the wise, come prepared for some bugs. It’s in the woods, of course some ants and flies will sneak into the house. The owners provide fly swatters and citronella candle, but definitely don’t forget the bug spray. The noseeums were particularly sneaky. But we didn’t let it take away from our stay 🙂 can’t wait to come back!
